Restoration & Refurbishment

House full of cracks to walls, ceilings and joints, when to get structural advice?

Anonymous user 03/03/2024 - 3.19 PM

Hi, we bought our home over 2 years ago. We started on a refurbishment journey, this started with a new extension utility room, then a kitchen diner knock through and fit out, replaster and decoration of living room and then new bathroom. I have recently noticed more and more cracks, none are drastically wide. But the more I patch with filler the more I find in walls, ceilings and back of cupboards where stud walls meet ceilings. Worst is today I noticed a ceiling crack and wall crack in the living room which is less than 4 months re-plastered and painted. Should I be worried and seek advice from a structural engineer or isn't it likely movement from all work. Thanks

When you've been working on extension you have konced of one of the external walls for sure where you have used a still bim, that's why every property has movments, but usually every kind of movement or crack should stop in 6-7 months time, so you should ask structural engineer to have a look on your house. If there's not any serious problem the only way to eliminate the cracks it's by replaster the house again by using fiber glass mash!

What age is your home? Was the 're-plastering' a skim coat of gypsum plaster over origional lime plaster?
