Semi-Detached Property, Foundations build under neighbors property
Anonymous user 23/02/2024 - 3.20 PM
I am building an extension (Soon) and I am planning on building to the boundary line on my semi detached property, as the foundations are 600mm wide, they will then be 150mm onto the neighbors side...Planning has gone through, and they have signed the party wall act. Am I allowed to put foundations essentially 150mm on their property? Or do I need to make my extension 150mm smaller by having all the foundations on my side?? Any advice would be great, thank you

As they signed a party wall agreement you can build 150 mm over the boundary and in future if they decide to add on they can use this wall as part of their extension meaning they only need to build two walls

If the plan in has gone through and they have signed off they shouldnt be a problem, but just talk it through with them and let them know when work will commence.
The 150mm will be a for single skin and cavity as Rory said above if they choose to extend they just need to return it round as the parting wall will already be in place.
