Can neighbours replace their flat roof with our new roof just centimetres away?

Anonymous user 23/02/2024 - 3.20 PM

We are currently applying for permission to replace our rear extension (plastic corrugated) roof that was erected about 30 years ago. We're looking to have a flat roof with lantern, but this will rise up higher than our neighbours' flat roof, which sits only around 50mm from our external wall. They are objecting on the grounds that they won't be able to replace or maintain their flat roof, being so close to ours. I don't know what the process is for replacing flat roofs, but would the fact that our external wall rises above theirs - and is so close - hinder them from doing future work on theirs?

As above yes, it would not be a problem the only issue would be with replacement of facias to your neighbours roof However simply extending their roof tight to your wall would prevent that stress

Yes they can object but 50mm is more than enough to renew a flat roof, the batten only extends 19mm on a kerb edge and so long as they replace with a fibreglass roof the preformed kerb trim would only be 1mm thick, or they can with your permission form a wall upstand against your higher construction. They must have built right up to the limits of their own boundary which is not your fault, I cannot see you being refused on this objection - you may have to amend plan sizes at the worst case...update when you find out the outcome. I take it you will not be sending them a Christmas card this year?

If they are level at the moment, and still 50mm apart I can't see why there would be any issues if you raise yours slightly, as long as its on your side an within building regulations they can't say anything anyways, an NO a good flat roofer would be able to do their roof no problem, hope this helps
