Extending garage forward and putting in velux type windows

Hello, half of my integrated garage has been absorbed into house - it's off the kitchen and used as dining room but is a bit small and would benefit from natural light. Externally there's a pitched roof above front of garage - ends under upstairs windows. I have nowhere to put shed so need to keep some garage space for bikes etc. I am considering extending garage forward (about half a single garage length) so dining area can be bigger. Bit at very front will still have garage door and be used for storage. Will put velux type windows across middle bit to get light into dining area. Extension would take me in line with neighbour's house (I'm currently set back from it) so can't see any problems re blocking their light etc. Are there restrictions on extensions which go forwards? Would what I'm thinking of be massively expensive?

Hello, Faced with a similar issue with a client of ours. There is a section in the planning portal which states " No extension forward of the principal elevation or side elevation fronting a highway" Our advice would be maybe gather some pictures and most local authorities have a free consultation or some charge a nominal fee to consult with someone from the planning department. Usually you can get an idea from the consultation if this would be viable etc.. As to costs you would need a site inspection simply due to the nature of work! Hopefully this helps
