Extensions

Connecting gas, water & electric to main house.

Anonymous user 03/03/2024 - 3.19 PM

I am in the middle of having a two storey extension built on my house. We are nearly at the point of getting plumber and electrician in to do the first fits and my builder has just announced that his quote doesn't include connecting the gas water or electrics to the main house. I've gone back and checked the quote but can't find anywhere that says this... it does say the quote doesn't include a new fuseboard but thats it. Of the £2500 first fit plumbing bill he is claiming that he only needs to pay £1035 and the rest is for us to pay. I questioned it and he said it was because he knew we were renovating the whole house after extensions finnished so is just leaving everything to be connected then. The thing is though he didn't know we were renovating the whole house when he quoted us and we won't be doing so for another 6 months or so... I want my extension functional long before then. I just feel like he's taking advantage of the fact that we'll be doing plumbing and electrics in the main house fairly soon and using this as a way to cut his own costs... am I within my rights to insist he finish the extension to a complete and livable standard for the cost quoted, or is he right, will I have to sort all the connections myself? Any help much appreciated and many thanks in advance x

hi Stacey, Sorry to hear about your problem, I m not aware of you quote or contract details, but I believe your contractor should do complete works. First fix is all the time part of the contractor responsibility and never to be left behind, If he doesn't connect all the services he will not be able to test and certify the works, therefore to progress and complete the project. Yes he, take advantage of that. Stop the project and re-discuss the quotation in great details.more surprises may come !! Wherever what is not mentioned in the quotation to be the client responsibility ( fuse board is a second fix item and should be on your side ) ask them to take responsibility and handle / supply / cover.
