Paid for roof report- now quote has almost doubled!

When purchasing my house we needed a roof report to satisfy mortgage. We found someone and got report done and they provided estimate for re-roof of flat roof, dormers and pitched roof so we renegotiated sale price. They said it would be max price. We've now moved in and contacted them to say we'd like them to go ahead as quote seemed great but they've since said they've had a closer look and due to new boards etc it will now come in at almost double! £7k to £13k so we were obviously taken aback! They said they've ordered scaffolding already and I feel a bit pushed into a corner. I thought point of roof report was to know exactly what needed doing!! So it's going to cost a lot more than budgeted for which is frustrating as if we knew it would cost more we could have tried negotiating for more off. I'm worried price will keep changing and would have preferred more quotes to ensure we're not being ripped off. I'd love some views from roofers regarding this. Thanks!

Unless you've signed a contract or handed over any money you aren't under any obligation to pay them to carry out the work, whether they've ordered scaffold or not. My advice would be to cancel and get 4 or 5 quotes from different companies to get a better understanding of average prices.

cancel the job and get someone you are happy with. If you have paid a deposit you may lose this but at least you will be happy with your new roof..you gave them the go ahead as per quote not as per new quote so therefore you have every right to cancel. The fact they have ordered scaffolding is nor really your problem the fact the price has doubled is. Come a cross this regular where the seller has a report done for the buyer not usually the buyers own roofer under pricing. Good luck Alex

They may have ordered a scaffold but this has not cost them a fee, all they have to do is email, phone or text the scaffolder and state that the job is not going ahead. Get a new quote, do not use this company, they appear to be draining your resources for a poor initial inspection/ report. Regards Drew @ Fibretechs

Did you agree to the new quote before they ordered scaffolding? If you feel pressured by the contractor, that's a bad start so I would advise you cancel the job and look for other roofers to provide quotes. As you say a roof report should give you an induction of works needed, and to be out by so much suggests a very poor inspection.
