When purchasing my house we needed a roof report to satisfy mortgage. We found someone and got report done and they provided estimate for re-roof of flat roof, dormers and pitched roof so we renegotiated sale price. They said it would be max price. We've now moved in and contacted them to say we'd like them to go ahead as quote seemed great but they've since said they've had a closer look and due to new boards etc it will now come in at almost double! £7k to £13k so we were obviously taken aback! They said they've ordered scaffolding already and I feel a bit pushed into a corner. I thought point of roof report was to know exactly what needed doing!! So it's going to cost a lot more than budgeted for which is frustrating as if we knew it would cost more we could have tried negotiating for more off. I'm worried price will keep changing and would have preferred more quotes to ensure we're not being ripped off. I'd love some views from roofers regarding this. Thanks!
