Cost of an old attic room to meet current regulations?

Anonymous user 15/03/2024 - 2.43 PM

The survey for the house I am hoping to buy has come back with an issue with the attic room (currently used and sold as a bedroom). From my understanding and from what the survey has said, the room doesn’t have current building regs because it was built pre 1986. I wanted to split the room into two and eventually rent out BUT the survey has said it’s not structurally strong enough to do that (or just rent out as one room) because it needs reenforcing. He mentions steel beams to be added. I wondered about this and about telebeams as these are possibly less invasive in a prebuilt room in a mid-terrace house. Hoping to chat with someone about options and costs.

Are you a tradesperson and able to answer this question?

Hi , That is a very tricky one, bringing rooms in a roof up to current building regs is hard to pin point a cost without going in to detail it’s not just the structural side of things the take into account ,it’s also fire detection systems and escape routes, also is it insulated and ventilated . Sorry I can’t help more , Kind regards Tom
