Is my extension rotating away from property?

Anonymous user 28/02/2024 - 3.40 PM

Hi All, I have a downstairs Victorian terraced house conversion flat that had a large rear extension added about 10-15 years ago. I found out that whoever built this didn't get full buildings regs sign-off -not good I know! Anyways at the time I found out I thought that the extension has be up for many years with no (visible) issues. Anyway 12 months ago we noticed cracks appearing in the walls (<1mm) -which we put down to plaster work cracks and or usual settlement. However in 12 months the cracks have grown upto about 3mm and are both in the middle of the wall and also at the joints, where the extension meets the main house. There are cracks where the old property walls meet the ceiling of the ectension. The cracks appear equal width top to bottom (ie. theyre not wider at the top). Further, the extension is the full width of the property so I cannot see if there are any cracks on the outside of the walls (to the sides of the extenion at least). I know its difficult without seeing it or without photographs either but can anyone assist with this. It's keeping me up at night. The flat is leasehold so I pay for buildings insurance but I dont have the docs to check the cover. Besides without building regs am I even covered? I have requested them in the meantime. Any assistance from an experienced professional would be very much appreciated! Any suggestion on remedial work would also be appreciated. Many thanks in advance.

the cracks in the walls could be down to sentiment is the extension a traditional build brick and block work or timber framed witch will move a lot more as timber expands and contracts in the weather

Going by your description of 1-3mm & given that it's 10-15 years since being constructed it may just be wear & tear. I would employ a structural engineer to conduct either a 'condition report' (£4-500) or 'Structural Survey' (£450-£700). A sound investment though could save you thousands Sean Arena Building and Landscaping
