Plumbing

Boiler, leaks and heat exchanger

Anonymous user 09/03/2024 - 2.58 PM

Over the last two years, we seem to have had to call out our plumber every couple of months, which has cost us considerable amount of money. He has to constantly repair 'another new leak' and also has replaced the heat exchanger twice in one year. Is that normal? He advised we put in a water softener, which he has now done. The hot water flow is very low yet again and he's suggested the heat exchanger might need to be changed, again (!!?) Shouldn't the work be guaranteed? In answer to the question below from a reply, we’ve had continual leaks in various parts of the boiler which have had to be replaced. I’m wondering if we need a new boiler. The boiler is a Camray 5 Combi, Oil Fired Boiler (55, 70a, 90a). There is also a sticker on the front of the manual that says CAM 5 Combi 70B Kitchen. Hopefully, that’s of use.

Are you a tradesperson and able to answer this question?

You definitely have an underline issue that is causing all these heat exchangers to fail and you should definitely not have to call someone out every couple of months. No, it is not normal to change two heat exchangers in a year either. The part alone should come with a 12 month guarantee, unless the manufactures find something really wrong with the system to be causing it to fail. I would certainly be looking at the quality of system water as it sounds like it could have something to do with that. Are you experiencing leaks on other components within the boiler too?

Thanks for the update: Judging from the information this is a old Boulter Buderus boiler before Bosch bought them out I would say this boiler is at least 15 years old, I would suggest that it has reached the end of its serviceable life either through neglect or very poor maintenance on the part of your engineer. Based on the repairs already carried out and that it be replaced before winter. I have concerns about your heating engineer having allegedly replaced two heat exchangers in a small time frame, this is unheard off, suggest you employ a OFTEC heating engineer with references or good feedback, shouldn't be difficult to find one on mybiuilder. Recommend either a Grant or Worcester Bosch if your budget will extend that far.
