Cost of different type of foundations
Anonymous user 23/02/2024 - 3.19 PM
We are trying to budget for the foundation of a new built. There are number of big trees, some protected. I simply want to have some ideas how much more (in percentage) raft and pile/beam foundation will be compared to the traditional trench filled foundation. I have no idea at the moment. Would it be 100% more? Or even higher? Please can someone help?

Is your new built a house ? If so then the costs of the foundation will generally be cheaper to stick to trench foundations if they can stay above 2.5m deep. You need to find out the species of the trees and measure the proximity of the tree trunk to the proposed walls. A cheap idea is to talk to your local council building control officer and ask if they would do a preliminary call out, explaining your plans and that you will use them for the building control element of the build once started. They generally know the soils in their work areas and can give advice on the likely depth prior to starting.
