Stages of refurbishment

Good morning, Could someone please advise on the likely order of stages for a full house refurbishment? Three bedroom 1930's house which is un-modernised that needs full redecoration, electric rewire/new boiler/plumbing, new kitchen and new bathroom We also would like to remove a load bearing wall and reconfigure the kitchen/move across to other side of the room. Thank you

Should you wish to carry out the project properly and dependent upon your budget,
I would advise that you discuss your ideas for your property with a qualified Interior Architect or Architectural designer in the first place.They will be able to advise you what is possible and how you go about the project.They will also be able to provide a set of drawings and specification in order for your project to get costed and implemented by the appointed contractor.A structural engineer will also have to provide beam calculations for the new opening and this should be approved by building control prior to installation. Once a contractor has been appointed they will probably start carrying out the project as below: strip out all existing electrics , plumbing,kitchen,bathroom etc,Remove loadbearing wall and install new structural beam to form new opening.Electrician & plumber to install new electrics & plumbing& heating system including boiler to suit new layout .Existing walls& ceilings may need replastering so will need to be either hacked off,boarded over or made good and skimmed over.There may also be requirements for additional insulation which building control could advise on.All walls @ceilings decorated.New floor finishes if required. New kitchen & bathroom suites installed.
