Builder project manger not built as plans as original roof plan won’t work

Anonymous user 28/02/2024 - 3.39 PM

Where do I stand if my builder, project manager has build my footing on a diagonal angle instead of straight As my plans supplied, hence causing such a knock on effect, new plans to be submitted and drawn , new steelwork needed and nowhere along the line was I asked or the architect consulted. They footing were just dug and concreted and built on before I saw the extension looked as it does. It’s now looking at costing me thousands more and I’ve already paid 80% of the originalextension cost but and now been asked for more money. I can’t access the site due to waste piled up, and other work is very much below my diy skills let alone tradesman. Please help before this gets any worse. What do I do now?

Are you a tradesperson and able to answer this question?

Dear Sirs, Sorry to hear it, I can understand it’s very difficult situation. Do you have any written agreement with your builder, if yes, then seek legal advice immediately. Second, if you do not have any written agreement, then put things in writing, and see legal, advice. I personally will say, get rid off this builder immediately. If he is making a lot of mistakes on footings, then what will happen with brickwork, roof, plumbing and electrical. Fire him immediately. I know it’s difficult and very sad to be in such situation.

i have to agree with Europa, you hopefully would have had a contract and contained within that contract specified drawing numbers. If your builder can not get the footings correct it would appear they wont get the rest of the work correct. get them off site, seek legal advice immediately. I am sure building control would have inspected the footings prior to them pouring them. Contact building control to see if that was done. If you tell building control the situation they may allow you to dig alongside the footing (depending on sub soil), chemically fix metal bars to what they have done and and pour concrete so that your brick work will be square and straight. check with build control. I am Sorry to hear that this has happened. Best advice get them of site asap good luck with it all
