Bathroom ceiling tile leaks with flat roof above

The bathroom appears to be an extension from the previous house owner, we have lived in this house for over 20 years, never had any leaks in the bathroom ceiling tiles. Flat roof above. We have got the roof re-felt covered in May 2016, just re-felt with new materials and torch as a quick fixed to the then deteriorated roof cover I believe. No idea whether the roofer removed anything from the old roof before he re-felt it. It rain all day yesterday and centre of the bathroom ceiling tile starting to leak. When look out from 2nd floor to this flat roof, i notice puddle of water on the roof and then notice a feel dips along the roof too. Can any one tell me what needs to be done here please?? Would you recommend to repair or re-roofing? thank you.

Hi. Unfortunately, this is a common fault with 'Quick Fixes'. Although it is a much cheaper option at the time, you are always running the risk of incurring further problems. Flat roofs are extremely vulnerable and when become problematic should be, ideally, fully replaced using a rubber membrane or GRP fibreglass and re boarded with 18mm OSB boards. without looking its impossible to say what condition your roof is in, you best bet is post your job on the site and get a local expert to have a look. good luck alex
