New build house gaps between ridge tiles

Anonymous user 09/03/2024 - 2.57 PM

Hi, I’ve no idea if this is a problem or not. I have a new build house, moved in 2 months ago. I was just stood in the garden, looking at the roof, and I can see gaps between some of the ridge tiles. I can’t see close up, but I was wondering- is it ok that there are gaps visible from the ground? Does this mean it’ll leak? Im really not sure what is normal. Any advice welcome, and sorry if this is a stupid question.

Are you a tradesperson and able to answer this question?

sounds like you have a dry ridge system on your property where the tiles are screwed into place some systems can look like there is a gap but between the ridge tiles underneath is a plastic section covering both tile to throw any water down the roof as well as a mat along the ridge,it does away with the need for cement. without looking its impossible to say if it is is is not a dry ridge system your best bet is look around at the other house roofs and if they all look the same then it wont be a problem. good luck Alex

Hi there, Being a new build house, they could have used a dry-ridge system. This uses special clips to hold the ridge tiles in place, rather than traditional mortar, and the fittings direct the small amount of direct rainfall onto the roof slope. If you bought it from the new-build company, you could check with them?

This is a Dry ridged system which will have plastic joining sections between each ridge tile and waterproof membrane running the full length of the ridge so no need to worry. Regards Gordon
