How to split cost of party wall fairly

Our attached neighbours have planning permission to build a single storey extension off the full width of the rear of their house. We have agreed it makes sense to build a party wall between us, for us both to gain space (they will build now and we will build in a year or two) and each save a bit of money, and we will pay for our 'half'. * Note - they were going to simply build an external wall to the boundary but as we will want to build too the party wall made better sense to us both. As I understand it a party wall agreement will be sent to us to sign to agree shared responsibility for the wall. My research tells me that we would have to pay half the cost of building the wall when the time comes for us to build our extension at the prevailing prices, so we wanted to contribute now at today's prices and the actual cost. The wall in question is 5.2m x 2.5m high with foundations of 1mtr deep by 750mm and with three layers of blockwork, two of insulation. None of the quotes itemise the actual cost of foundations / building just the walls, and we'd like to make sure we both pay a fair half. Really hoping someone can answer, it's like wading through treacle trying to work it out!!

hi , whilst your offer of paying half is very neighbourly and a really nice gesture and despite the fact that theses works may benefit you in the future the party wall agreement states these works should be payed for in full buy your neighbour. have they instructed a party wall surveyor to assist both parties and ensure all legal party wall requirements are being adhered too ? again this is at their full cost and is a legal requirement before works commence If new footings are within 3m of your property, you need to approve the agreement sign it off and they must then give you 28 days notice before starting any works , please be very careful and ensure this has been undertaken before any works start its to protect you the neighbour if you are unsure about any legislation regarding the party wall act just call a party wall surveyor or advise you can appoint one for them and they have to pay I hope this helps regards Jason

You mention an extension for your neighbour and that you wish to build in a few years time When your neighbour builds the extension their roof line should not go over the boundary between the two properties, you can also argue that the foundation base should not cross that line which would put their extension wall approx 200 mm inside the boundary line. The wall you describe will need sealing at the top, this, if not sealed correctly will allow damp to enter the extension; the only way I see this happening is that the section of wall closest to you will have to be covered by the roof of your neighbour's extension making it technically a part of the building that they are erecting As Jason states you don't need to pay for anything but you do need to make sure that any future plans you have are not disrupted. If in doubt contact your local planning office / building control and ask them for clarification. Your nieghbour will have to abide by their decision
