Ask a questionBricklaying & Repointing
Can you get water ingress internally through pointing which has worn externally
Anonymous user 28/02/2024 - 3.39 PM
We have just bought a house which was built in the 1970's. It consists of a cavity wall but externally the pointing has worn thin and some areas shows holes where water can ingress. can this affect the internals of a house even though there is a second layer of brick? Many thanks

Short answer is yes, but mostly around the base of the wall surface. This is because moisture can pass across the rubble which can be found at the base of the cavity. In any event, pointing should always be maintained in order that moisture does not "blow" the surface of your external brick wall due to frost damage.

Yes. Damp can penetrate the porous pointing of brickwork on solid walls. Correct re-pointing using the correct mortar is usually the recommended remedial measure.

Yes you can even get water ingress once pointing is done.Bricks are pourous and I’ve done many jobs before where continuous heavy rain and high winds has coursed this. The best solutions is to use a brickwork sealant which is sprayed on in two coats to seal bricks completely
