Planning permission approval granted for 2 storey extension - when to get quotes/estimates?

We've just had planning approval for a 2 storey side extension to our house but have yet to have building regulations submitted. Would I be right in thinking that it is better to wait until our architect has obtained building regulations approval before we get quotes/estimates or can we start the process now of looking for a builder? Our neighbour started his extension prior to building regulations approval as there was quite a bit of digging out to do and we're not really sure what the best way is. Many thanks

Hi. You can start the process now as most builders with any knowledge no the current building regulations. If it was me pricing the job I’d Give you an quote and at the bottom I’d write “quote based upon no building regs given and once building regs checked if there deemed to be anything untoward I would amend the quote”. Hope this helps you in any way shape or form

The building regs are pretty standard and as a building company we have access to All building regs via online software and to be fair we know most of them,and have priced a few without building regs, and it’s the building inspector that will pass all Stages the only thing not covered are anything needing structural attention like removing a wall and adding Steel beams .
