Creating a new en-suite in a tricky location

Anonymous user 15/03/2024 - 2.40 PM

We are about to put in an offer on a house but would only want to purchase it if we can add an en-suite to the Master bedroom on the first floor. It is a Victorian Semi. The tricky part is that the main (and only) bathroom is at the other end of the house. There is a downstairs toilet nearby, but the water and waste pipes would still have to cross the width of the house, i.e. cross the Master bedroom. The new en-suite would have as outer walls only the front of the house and the party wall with the semi. Is saniflo the only option, or are there other (better) solutions? Many thanks for any tips or insights.

If there is no access to a drain/soil pipe at the front of the house then without actually being able to see it, it sounds like a saniflo would be your only option. My advice if you do go ahead would be to try and ensure access to the waste pipe, include roding eyes where possible, flush nothing other than tissue, regular maintenance and you shouldn’t have any issues. Cheers, Ross.

You will also need to contact you local planning department and submit plans if you are creating an ensuite and will also need building regs signing off by either using tradesmen who are a member of a trade body so they can sign off the work or again using local building control.
