Ceiling and Wall Cracks
Anonymous user 23/02/2024 - 3.17 PM
Hi I moved into my lower villa flat a few months ago and I noticed some lengthy hairline cracks across the (plasterboard) ceilings, some continuing down the (cement) wall. Some visitors said not to worry about them. Yesterday, I noticed that the hairlines, albeit still less than 1mm, they are more prominent and darker. I am a little concerned at the widening. At which point should I start looking at professionals to come out and take a look? Would Builders be my first port of call? I have been looking at ~Structural/property Repair companies -is this jumping the gun?
Are you a tradesperson and able to answer this question?

Hi,
Cracks can and do often appear over the years and the majority are simply settlement, however it could be worth getting a good established builder /plasterer to take a look to assess the cause , see if there is visible movement and check other areas such as the external substrate for defects which would indicate subsidence .
Most of the time a Plasteterer can easily treat the defects but for peace of mind it could be worth calling a structural engineer .

Hi,
To put it briefly most of the time small hairline cracks are either the plaster itself cracking over time or the fact the plasterboard joint has some slight movement. If the cracks start to get more than about 3mm then going to a well established builder would be your best option. But the above to reasons of the hairline cracking are simple rectifications for a professional, nothing to worry about.
Hope this helps
Harrison.

Good morning,
Most cracks are only superficial and not structural.Movement in buildings is common and will normally only crack the plasterboard or paintwork.
But for peace of mind check the outside of the building to see if the brick work or render has any issues, also check whats above the cracks or on the other side of a wall etc..
Are there any large doors that slam, things like that.
As you are in a flat, maybe speak to the body corporate to see if anything has been reported.
Superficial cracks are easily fixed by a decent decorator.
I hope this helps.
Regards
Paul
