Loft Conversion

Need a new roof, will my loft bonus room be at risk with building control

When we bought our house it was sold with a loft bonus room. The people be bought it from never converted it so it has been done some years ago. The house needed a new roof and now we are looking into replacing all the tiles and insulating it properly, we have been told we need build control as it’s over 25% of the roof. I’m worried what building control will say about the loft conversion, it will not pass regulations as the stairs are too steep and it would need a sprinkler system though the house. The house is just not worth what it would cost to convert it to building regs so I’m not sure how I would stand if building control sees it?? Any ideas how we can reroof the house and keep the loft as it is??

Hi there In my experience as the loft is existing they wont be interested in it. They should only be concerned with how you insulate/vent the roof aspect. Cheers

as it is a re-roof , they have no interest in historic issue that have stood the test of time, just done one where the fire wall was not finished at the top & the steel supporting the chimney looked like it was supported by only the ceiling as the inspector said to me its been their for years so it is historic am only interested in the roof , if you could do me a favour & let the owner know his fire wall needs finished but its up to him what he does. good luck alex
