Correct way to repair chimney flashing

If lead flashing on a chimney is leaking, what is the proper way to repair it? Is using a lead sealant the way to go? Or would that be considered a botch up

Check the lead flashings
check the soakers
check mortar joint
check the distance of lap on each step flashing
check the distance of head lap on flashings over soakers
Check chimney back (Build up of debris/vegetation)
Check front apron
If any of the above are faulty, then re fit or replace.
anything else would be a "Bodge".

The lead flashing should be checked to see if there are any splits showing also if it has come loose from the wall chase , if so re dress back into the chase a refix using lead wedge then seal using lead sealant , sealant is used because lead moves , stretches and sealant is flexible, pug cracks in time and falls out

If the flashing is leaking check for any splits.
Also make sure there are 150mm wings on front apron and backgutter etc.
Check condition of soakers.
Condition of pointing.
Look at backgutter and front apron upstands.
Also check to see if there is a chimney tray fitted.
Lead sealant would be considered a temporary fix and will not last in the long run.

The flashing needs first checking if it has come loose. If it has come loose the it needs dressing back into the chase properly and secured in place with wedges. Then you can seal the chase with lead sealant or mortar.

Check if the flashing is loose if so clear all joints and you lead sealent this will let the lead move slightly mortar seems to crack and fall over And over again I’d also check all lead soaker as one may have slipped and could also be letting water in if none of this works spray the chimney with a water sealent as the bricks might be Porous hope this is some help

If the lead work itself is split then this would need replacing, however if it has just come loose or has dropped, then is a simple case of 're fitting and dressing the flashing with wedges or clips to fasten the lead and 're sealing. This can be done with a cement mix or lead seal or Pollysulphate sealant.

Using Pug (mortar) to seal the lead chases on any lead work is amateur at best. Pug always cracks due to the expansion and retraction of the lead. My advice would be to check all chases to make sure its not loose or slipped. If alls ok there, I would then check the brickwork joints on the chimney for cracked or flaking pug which would suggest that it needs re pointing and/or sealed with a silicone based spray. I would also check to see if there is a lead tray which would be half way between the flashing/aprons and the top of the chimney. When having the work done make sure they use lead sealant to seal the chases and joints that the lead is dressed into because it works with the lead and obviously will not crack over time.

Hi Read a few of the above on lead flashing. Lead flashings do move over the years crack Slip and split But one thing nobody as said is that the amount of rain that we get now is not much the rain but chimney don’t have any heat going up as it use to hence the chimney would be dry much longer but lead flashing needs to be checked and secure plus other things can be done to stop the leak.
