air admittance valve and waste

Do I need an air admittance valve? The room had just a WC. Now for building regs I am trying to make sure there will be no issues. So do I need an air admittance valve? Also I need the bath waste in the toilet waste. I was thinking of putting a boss on the pipe for the air value and putting the bath into it as well as wc and tee in the basin.

Yes you do need an AAV otherwise it will fail , + the smell ,no problem teen in for bath & basin
