Can I add new front steps to my house without planning permission if within 2m of highway?

Anonymous user 03/03/2024 - 3.17 PM

I want to add a small porch to a new entrance door in the middle of my house, with long, wide steps leading up to it along the side of the house, within our existing small front garden. However, to add a porch we would need to build within 2m of the edge of the highway, thus needing planning permission. As a cheaper alternative to engaging an architect and building a full porch, could we simply build the new steps up to the new door, and add a small roof attached to the building without seeking planning permission? i.e. would steps to the door require planning permission to install? Thank you in advance for any answers.

Dear Sir/Madam This depends on the area is in a conservation area or a listed building or both to name a few. My advice to you would be start with having planning permission or permitted development as it may fall within permitted development requirements. If you love your home start with a good design do not try and start by bypassing the correct permissions it will lead to a disappointing design that could detract from a well designed house. Employing someone with experience will save you money and time.

You won’t need planning to construct steps to the front of your property however, once you attach a roof this becomes a “porch” which would mean you required planning permission being 2m within any boundary adjacent a highway.
