Attic Room - BReg compliant

Anonymous user 28/02/2024 - 3.38 PM

Bought House with Attic room . How do know it is BReg compliant? It has proper staircase, and windows, I can easily stand up and walk around in it. I cannot stand on the side walls .

Are you a tradesperson and able to answer this question?

Good afternoon. To answer your query, if this was an attic conversion (and was not subsequently touched upon as part of the conveyancing process carried out by your solicitors when you purchased the property) then I advise contacting your local authority building control to see if they have a record of these works via a ‘building regulation application’ or ‘building notice’ The reduced headroom you mention isn’t necessarily an issue as typical of most spaces of this type, from what you’ve described the main issues are:- -Roof structure (roof structure is fit for purpose) -A protected (fire doors) route from attic space to ground floor exit is provided in the event of a fire -Headroom associated with the staircase providing access to this space Is sufficient. -correct insulation within roof/floor (for thermal/fire) Dependant on your location, on contacting building control your building control officer may be perfectly happy to visit you and advise accordingly. I hope this is some assistance. Kind regards Mark

surely you solicitor would have checked out all the details prior to completion of the sale.
