UPSTAIRS EXTENSION - FLAT ROOF - FOOTINGS

Anonymous user 15/03/2024 - 2.39 PM

Hi, I am thinking of removing a load bearing wall in between kitchen/diner. I currently have a pitched roof which I may turn into a flat roof. My walls are double thickness apart from what was an old toilet (appx 1 meter length) which would be the end part of the extension. If the flat roof is built in regulation to extending upstairs bedroom appx 1 metre on top of double thickness walls can I legally use the rest of the flat roof extension as a balcony on top of old toilet single skinned walls ? I should have added, my neighbour has already has this done along with a balcony too !

The best thing to do is check the government Planning Portal site - https://www.planningportal.co.uk/ which has all the information about what building options require Planning Permission. You will certainly require Building Control approval as part of any structural works. You can speak to your council's Building Control department, they are normally very helpful and can give some guidance over the phone.

I think no is the short answer any balcony requires planning permission as you are affecting your neighbours privacy.
