My neighbors chimney badly needs repointing and it’s a potential hazard to us

We renovated the interior of our Victorian semi detached home 2 years ago and had our exterior walls and chimney repointed where necessary but my neighbour (who is a petty man) has not done his. A builder pointed it out as a hazard to us as there’s a very slight lean going on but I’ve avoided saying anything as I dread asking him to have it sorted. We have already had a no action response in the past for repairs to the front of his roof and ended up paying a roofer to repair slates on his side of a shared gulley to stop damp occurring in 2 of our rooms. We have young grandchildren to safeguard, plus we don’t want their chimney ending up inside our house!

Oh, dear not a nice position to be in and in law there is certain rights you both have as land owners, I would always try and talk, I like the saying God gave us 2 ears and 1 month for a reason! However the opinion you have is yours based upon a person you paid for, so it could be seen as conflicted or bias. In cases like this we advise any customer to have photos taken and show them to the person who owns the property where the issue is, this usually works.
