Leaking neighbours soil pipe

Hi I have noticed a leak in my garden that comes sporadically and now is there all the time. After some investigating it is coming through cracks under my wall from my neighbours house. The smell is awful so I am assuming it's the soil pipe. But around theirs it seems to be dry but the leak is definitely coming from theirs. I can't deal up the cracks in the wall as I need it dry for 24 hours and obviously she has to use the bathroom. How do I explain what the possible cause could be to her landlord? Would like to try this route before getting environmental health involved

Hi, It definitely sounds like a problem with the soil pipe/foul drain. I would tell the Landlord immediately, then give him/her a chance to rectify the issue. If nothing is done, then report it to environmental health.
