Crack in ceiling plaster under location of ponding, advice on who to call/what to do.

Anonymous user 09/03/2024 - 2.56 PM

My house has a dormer extension with GRP flat roofs. In one section there has been significant ponding (easily 5cm deep at one point) and the ceiling underneath has a wall to wall crack with a noticeable dip. I've swept the water off the area (potentially 50-100l of water) and the dip has noticeably lessened in the ceiling. I'm unsure whether to speak to people about levelling the roof or looking at the beam and strengthening it. Annoyingly the ceiling is Artex of unknown date, I know I'll need to asbestos test it if the beam is the issue rather than levelling the roof. The roof looks fine and I've seen no trace of water ingress but due to the level the water had reached I'm concerned about where it meets the roofs apex. Essentially, I don't know if I should be looking to level the roof or repair the beam. I suspect it's a beam issue but I don't want to go cutting holes when it'd mean a complete ceiling change, especially when asbestos may be involved and the cost of removing that, if a roof solution would do just as well.

Are you a tradesperson and able to answer this question?

Hi How long ago was the dormer built? It sounds like inadequate or poorly installed roof joists. if the joists are too small they will sag in the middle which will explain the pooling and the crack. You can check on the TRADA tables what size the joists should be for the span of the roof. Also there is no real reason to have an asbestos survey done, all artex DOES contain asbestos. if you are going to make repairs/redo the ceiling just make sure your builder has completed the asbestos awareness course. I hope this helps Rob Metz

your roof need replaced to be able to run the water of, depending on how if anything has collapsed will depend on how much work is required to rectify the issue , more than likely the ceiling will need replaced also. good luck alex
