Rough budget for converting half an internal garage to utility space

We are purchasing a property that has an internal garage. We would like to put a doorway from the hall and convert half of the garage to be a utility room with added toilet and shower. There is power to it currently but plumbing is not yet. We don't necessarily want a window so happy with just having spotlights and an extractor fan. The size would be about 2.5mx2.5m Just looking for a rough amount to budget as the property requires some other modernisations.
Are you a tradesperson and able to answer this question?

There are too many variables to decipher to give you an accurate rough price:
-Is there a manhole near for fowl water? If there isn't you may have to install sewage piping underground externally.
-Is the garage single skin brickwork? If so you would have to build an internal cavity wall and insulate to conform to building regs,
-Is the concrete floor below damp course? if so you will either have to insulate and screed/or floating floor.

With full Insulation, a raised insulated floor to level with existing house, knocking through door opening (without damaging decor in hallway), fully tiled and all Sanitary would cost in the region of £8k (this would include basic units in utility room)
