Bricklaying & Repointing

Gas flue in way of installing kitchen window lintel

Anonymous user 15/03/2024 - 2.39 PM

Hello We recently bought a house and the home buyers report told us there was no lintel above the kitchen window, the bricks are showing strain and one needs fitting. However, the boiler gas flue is just to the right of the window and a lintel would need to be placed above it. One builder told us this would be ok, and that we could fit a longer lintel a bit higher up. A second builder told us that we would have to at least reposition the gas flue or move the boiler completely before we can fit a lintel. He also told us it would cost £300 just to get a gas engineer out for advice. We are first time buyers so it's all new to us, and the surveyor didn't mention the flue and just said lintels were easy to fit. Any advice would really be appreciated! I posted it as a job on this site, with photos attached so you can see the exact problem there. Thanks a lot Helen

hi Helen you need to know what sort of lintel it is that you need if you can see a grey strip over the window it is a concrete lintel and easy to do but if you can see just bricks its a catnic lintel and takes more time to do if the house has render and you cant see the lintel scratch the top front underside of the window if you see steel its a catnic lintel the price will be set by the size of the window but I would look at having the flue moved first it will be cheaper I hope this helps
