Please advise best binoculars to view a roof of a three storey building thanks

Hi I need to buy a pair of binoculars to view the roof of a three storey building to view some possible defects. Please could a roofer advise me the best kind of binoculars as I have looked at amazon and cannot decipher the technical info. I need to view about 35 feet from the ground and want the cheapest pair possible, but ones that will give me a clear un-blurred view. thanks in advance
