Flooding in basement of a new built (2015) home

Anonymous user 09/03/2024 - 2.56 PM

I am in the process of purchasing a dwelling which was converted to a 2-bedroom house (with basement) in 2015. I am a inexperienced here so I hope you can help. Referring to the Property Information home buyers report it states: Has any part of the property ever been flooded? Yes. The basement approx 3/4 months ago. Type of flooding occured? Ground water - tick surface water - tick Has an buildings insurance claimed? The Sump Pump required replacing and as a consequence the basement hd minor water damage. What should I be looking for specifically at the property and what questions should be asked to the vendor? Thanks.

Are you a tradesperson and able to answer this question?

If it is in a flood zone you will really struggle to get a mortgage. The property may never get flood insurance again. If you don't need a mortgage and not bothered about flooding and prepared to carry the risk then your solicitor should still obtain through their "searches" flood reports from the environment agency and rivers authority to show if they plan to prevent any natural flood risk. If the basement was "tanked" to make a living space then you will struggle to dry it out for a long time. If it was untouched and is properly vented with fresh air then it should dry out quite quickly. Was it a river flood? Seasonal. Was it just a burst pipe? A one off. Was it due to the public or shared sewers blocking? Has that been dealt with. Was it a leak from above? Has it happened before? Hope this helps
