Timber frame extension cost

We are in the process of buying a detached house that we would like to add a rear extension to the kitchen at the rear to create a kitchen dining area. Roof to be lean to style with a couple of veluxes, probably 1 window and either patio or french doors. Most likely 4 metres in width by 3 metres in depth. We are looking at what might be the most cost effective way to do this and it has been suggested a timber frame extension can be cheaper. Is this the case? We are in the South East. Thanks

Hi. It sounds like a simple extension that could lend itself to timber frame. however you will need to be mindful of employing a builder with sufficient experience of that type of construction. Depending upon how you intend to fund the work you may also need to inform your mortgage provider and get their advice. Some get nervous about non "traditional" construction. The advantage of timber frame is that it is a dry form of construction (i.e. cement free) and therefore quicker. So if you intend to clad it with brickwork, for instance, the benefits are reduced. Hi I put a 1.5 story timberframe extention on my house I did all the work from the ground up to the ridge with two velux etc cladded it was also 4m/5m came in at 29k Hope this helps Mark
