Building on top of single storey extension

Hello. We currently have a single storey extension at the side of house built in 2012. (House bought by us in 2016.) Possibly looking at building on top of this to accommodate new bathroom and bedroom. Can anyone advise if the foundations in 2012 would be dug deep enough with the potential for a second storey to be added or would it be builder dependant and/or what client wanted? Also how much would it cost ‘if’ it needed to be reinforced as opposed to a brand new 2 story extension? Thanks in advance. Ruth

Hi ,
You would first need to dig a trial hole and find out if the extensions footings are deep enough to support a second storey this can be done by asking a reputable builder that is willing to help, if the single storey that is there already is a single skin then you will also need to add a second skin of brickwork to help with the extra weight again a local reputable builder can advise on this and costs involved in some cases it is easier and more cost effective to take a single skin extension down and start again.

Building control will make you dig test pits to check depth of foundations ! You will need to get an architect involved at some point to give you advice what is best , there’s so many ways of doing it, if it’s single skin you could timber frame the internal walls floors would have to come up and membrane and dpc barriers fitted and 150 mil timber frame above and cladding is 1 option , sometimes it is easy to knock down but will continue c
