Renovation and extension of a bungalow

Our bungalow renovation and extension will cost in the order of £270k what percentage deposit is normally required by a builder and what protection do we have in respect of loss of deposit.

Don’t give any money away without a contract especially on a project of this size, make sure payment plans are set up and a completion payment to hold back till your satisfied. A deposit is there to secure the job so you the customer doesn’t change your mind, I would personally be happy with 1 to 2 percent of a budget of this nature to secure the works, if the customer changes their mind then it’s non returnable due to jobs lost on the promise of yours, should all be in a contact 👍

You would generally have a contract set up out lining the deposit require along with the payment plan for staged payments as diffrent stages of the job are finished not on a weekly bases but at staged intervals as the job progress this is both fair to you and the builder deosit size will depend on the builder up to 25% should be the maximum you pay. on a project of this size would retain up to 10% till all snagging is complete and everyone is happy, just do the usual checks on you choosen builder how long has he been trading,view other jobs, speak to other customers.
