Check and quote for repair strengthening or challenge surveyor recommendations for the roof?

Anonymous user 23/02/2024 - 3.15 PM

we had homebuyers survey back on the property we buying, and it recommends work on the roof "There was evidence of water ingressand deterioration to the valleys which has caused some damage internally. This is evident to both front and rear valleys particularly. Remedy water ingress externally and repair the underfelt, timber treat and repair joinery internally. Roof strengthening should be conducted." if this is something a roofer can quote and asses suggest best way forward? Had roofer i know suggesting 2-3k for the work but after seeing survey he said he is not certified to check do strengthening work if needed and suggested a building contractor ? The roof and cement tiles on it are original and 64 years old as they normally last 60 i think a reroof is imminent shortly + work surveyor recommended but the vendor only likes to do a basic repairs to fix the leaks. Don't think this will be enough and asked for a drop in price to cover cost of this work on a 3 bed semi in cambs.

you will need a structural engineer to draw up calculations, its impossible to say what the cost will without knowing what is required, it will also need to be signed of by building regs, you first port of call is a structural engineer to draw up a report, them post your job & get a local expert round for a quote on whats required. good luck Alex

This is a typical job for a qualified company use to this type of work. The valleys should be replaced using lead in no more than 1.5mtr lengths at code 4 minimum. The usual strengthening is to ascertain the supporting walls beneath and prop off of them onto the roof purling's. . Planning will pop down and sign it off unless you need calculations then you will need a structural engineer, it all depends on how straight forward it is. There are 1000's of homes all over the country that received support's through out the 80's and 90's that had no such calculation's
