2nd storey extension over an existing single storey extension that's 30 years old.

Hi, thanks in advance for any advise anyone might have. We would like to dig up next to the foundations of the single storey extension to see if it will support a 2nd storey. We were hoping to then get BC involved to check. Trouble is, if we discover that the current foundations are not adequate to support the existing single extension, can we be told it needs to be demolished? To make things more interesting, next to this single extension is a double extension alongside it (kitchen and bedroom)- would we then be expected to check those foundations too, and the same thing could happen? Basically, are we better off not finding out if theres a risk that the current foundations dont support the building as it stands at the moment? The original extensions were done around 30 years ago, but we dont have much in the way of documentation from when it was all done. Thanks

Hi there, Building Regulations aren't applied retrospectively (I.e. they cant apply current standards to a building that was constructed 30 years ago) So need to worry that they will make you knock it down. That said, if there was a problem with the structural integrity of your home, wouldn't you want to know so you can do something about it!!??

The foundations after the 1990’s are generally okay, having said that you will need to check, I would recommend instructing a structural engineer to do the job before you carry out the work as they will provide professional advice and if the foundations will not carry the proposed upper floor then they can often be upgraded to carry the extra load
