Dampness issues ground floor flat

Hi, I'm interested in buying a ground floor flat but am a little concerned about the following comments on the home report: “Dampness was noted to be affecting the lower walls in the flat where they adjoin the common close. Further investigation is required by a timber and damp proofing specialist, with the necessary work being carried out to guaranteed standards. The dampness noted maybe symptomatic of condensation, but further investigation will confirm this.” Dampness category is 2 on the home report, and I've noticed a few cracks on the external wall; the home report also advises "there is evidence of an injected damp proof course treatment having been carried out" but the owner said there's been no damp proof course work done, and I've not been able to find out anything more about any guarantees from the estate agents. I guess the first question is: if there indeed had been an injected damp proof course treatment carried out and the dampness is noted in the flat again, does it even make sense to carry out more work as it might come back again? If, on the other hand, there is something effective that can be done to stop this from happening again in the future, what would it be? Many thanks for your help in advance.

an injected damp proof course is only for rising damp, their are many different things that can cause dampness, rising damp is misdiagnosed in over 75% of cases rising to 95% in older properties, the most effective thing to do is find the cause of the water ingress and fix it, good luck Alex
