Open plan conservatory

Purchasing a 1935 semi detached property that has a conservatory on the rear, (has 2 fully bricked side walls & French doors & dwarf walls on 3rd wall with polycarb roof), but the wall between the house & conservatory has been removed making it totally open plan. No planning permission, building regs or certificate of completion. It is 4.87m x 4.44m so too large to be under permitted development. I understand that idemnity insurance only covers against the council's actions. I would like to put a Guardian roof on but will that involve the council? If I continue with the purchase what are the implications for me & what would be a decent amount to reduce my offer by?

You want to be taking 7k off price we fit solid fibreglass insulated roofs to Consevatory s fully plastered with spotlights , if you going for tiled affect be more like 10-12k thanks James

It would be worth trying to find out the size of the beam in the opening and have it checked by an engineer. I have done a few of similar size and engineers are normally wanting 2 10"x6" beams one on each leaf of the cavity wall then bolted together. These are massively over the top in my opinion but that has become the industry standard. In terms of price engineers calculations are about £500 but that may be different around the country. If they are not up to regs then replacing the beams would probably be between £2000-£4000. Hope this is helpful. Tom Markham.
