Boiler, radiator pipes, kitchen fitting and flooring - what to do first

Hi experts, just bought an old house. Nice but very dated. The combo boiler is functioning but too old, central heating pipes are all routing along the skirting board and I want to conceal them underneath the floor, ceiling decoration needs to take down, carpet needs to be replaced by laminated floor and new kitchen is need. First question to all here - what is the order? Second question - would you suggest kitchen using different flooring than dinning/living area? I was told tiles/amtico should be used for kitchen and bathroom as they can avoid great lost if leakage happened. Thank you in advance. :)

sort out ceilings first then boiler and pipework rads etc,then floors.
