Damp Proofing

Higher level of damp in a inner side of bedroom external wall

Anonymous user 23/02/2024 - 3.15 PM

We have recently had a survey to our house. The report indicates that the inner side of a bedroom external wall (facing garden) showing a very high level of dampness. Most part of the wall is dry except this small part at high level approx 1m below the ceiling level. The bedroom is at the first floor level. It is a 1930s mock-Tudor style semi-detached with solid brick wall. It suggests it may due to the failure of the external render allowing the damp penetrate from outside. therefore removal and re rendering of external wall is recommended. We can't see or feel any dampness at the inner side of this external wall but the damp meter is showing red. We have been living in this house for 10 years and we decorated the room 2-3 years ago. We didn't notice any sign of damp or mould. It is necessary to rerender the wall? Could it be due to condensation? or problem at roof level? Will it causes any long term damage? Your advice is appreciated. Regards

it Maybe worth having a check of gutter if there’s a leek it could be causing extra water to leak onto the render which would Create the damp

If the surveyor has advised it is the outside render then it being rendered again will be the best course of action! The correct application should be puton the external wall before it's fine I.e rend-aid, sbr or external tanking slurry. Also I would apply a silicone mesh over it all to stop any cracking on that render which will also strengthen the render! It id best to get someone to check your roof and for any entry points for moisture and condensation which may be causing you further issues! I do believe that if there is no entry point then the render is the issue but check first

Check down pipe from guttering. Make shore water. Is getting away. Make shore down pipe as not dropped an blocking out let. D Tap down pipe as could be full of debbrie from roof. Can be easy over looked.
