"Legal" bedroom

Hi All, I'm adding an additional bedroom to my house (2 bedroom house converting to 3 bedroom house). How to make it "legal bedroom"? do I need a new floor plan to be registered anywhere? any approvals and permissions? I would like this additional bedroom to count as bedroom when I will be selling the house. any advice will be highly appreciated. best regards, V

There are two issues to be look at here - the first is the subject of Planning Permission - and the second - Building Regulations.
The addition of a bedroom increases the general 'capacity' of the house - and therefore can have implications on other factors such as vehicle parking. For this reason there are Planning policies in place which can affect this type of improvement.
You also need to be sure that the addition of the bedroom does not compromise safety. For example you need to consider emergency escape from the room. It is essential that the Building Regulations are complied with. Getting the right approvals in place will also ensure you do not adversely affect the value of your property or your insurance validity
A good set of drawings for the proposal, taking account of the regulations, is the best starting point. These can then be used for submission to the local authority to check out compliance and obtain the required approvals.
