sealing a sandstone chimney breast

I recently uncovered an original sandstone chimney breast when having a woodburner installed. It appears to have the original mortar including horsehair which is quite crumbly. I fear it would be too expensive to have it completely repointed as it would probably require re-building. I plan to paint it with a quality chalk paint. My question is would it require sealing first or could I use a diluted first coat to act as a sealer? Where there are deep gaps, what filler would be better? Thanks

Hi. I would suggest you look up the toupret range of fillers, i know there is a masonry repair filler that may be applicable to this. I would suggest for priming you also have a look at the zinnser range of primers/paints. Google 'zinnser guide to preperation' Its feasable to just paint it with chalk paint, priming as suggested, however in my experience, any residues/staining etc in the substrate you have will leach through into this paint.

its most likely N.H.L. , try looking up lime mortar repairs and water proofing to find a suable product which will allow your sandstone to breathe stopping future dampness issues, unfortunately modern materials do not work very well in old houses. good luck alex
