First Floor Rear Extension Without Building Regulations Certificate

I am in the process of buying a mid terrace with a ground floor rear extension (kitchen) and a first floor rear extension (bathroom on top of kitchen). I can see on the planning website that an approval was granted for the build in 1983 (no floorplans on website though) but when I ask the seller for the building regs certificate they answer that what I see is the original house and no extension had been built. They say their parents planned an extension which was not built. I don't believe that. Considering that I am planning to extend the kitchen by knocking down 2 of its walls and filling the side return, is it going to be expensive to also make sure the structure of the whole rear extension (ground and first floor) safe in order to obtain a new building regulations certificate?

Hi in jobs/ situations like this you may not need planning permission but building regulation inspection and advice would be my advice as then you will receive the necessary building certificates and also ensure the work is check properly your local council would be the first port of call . But if you would require any any help if you think daunting any good builder you choose from my builder could and would make the necessary calls and advice and you will start and finish your proposed project right . Hi there, With your plans to extend the kitchen you will need to comply with building regulations and must be signed off by a building Control officer so you really want to avoid any additional costs of having to correct their work, my advice would be to have an independent structual engineer inspect the the extension and ask the owner to obtain retrospective building regulation consent, depending on the age of the extension you may also have the option on an indemnity policy. The building regulation exist from 1984 - works carried out before the act came in force have no records (or certification) with building control.
