Ridge tiles blown off

I had a roof re tiled two years ago, two weeks ago loads of the ridge tiles came of when windy. The property is end of row so these where the tile sloping down the end of the building. Roofer said work guaranteed for 15 years but wants £350 because he said storm damage.

Are you a tradesperson and able to answer this question?

Hi there, Regulations regarding roofing have changed a lot over the past 18 months, now all ridge tiles are rquired to be mechanically fixed. In regards to "Storm damage" insurance companies now see this as an act of god and no payouts are made. My opinion of this is if the roofer had guaranteed it for 15 years it should be at no cost. The tiles should be done free of charge if it is down to bad workman ship if they have been put on with plenty of cement then they will charge £350 does sound a bit steep

sorry but on this occasion after taken the storms we have had the past two years their is every chance that it is in deed storm damage , as its hip tiles a scaffold tower will most probably be required so £350.00 does not sound to steep I am presuming the roof was passed by building control in which case everything would be in order. national house builders will only guarantee a new build roof for two years, while K & B is correct in the fact that all ridges and hips must now be mechanically fixed even if cemented that has only been since April last year. good luck Alex

All of the above comments are sound, although I will add that ridge tiles should not blow off after three years. Wind doesn’t break good mortar, otherwise you’d have chimneys crashing down and ridge tiles flying off every time we had a storm. It’s more likely that the roofer who installed them didn’t use the correct sand and cement mix, as it seems to be a lost art these days. Ridge tiles will only blow off if the mortar has already failed.

I would Agee ridge tiles should hold on for more than 3 years unless mortar mix was wrong my view it would be easier to come to arrangement to pay 1/2 each then at least both sides may be happy
