Possible cause of damp patch in upstairs bedroom

Hi there, I've noticed a damp patch about 1m from the floor in an upstairs bedroom. It's just to the right and just below the window, so I'm thinking there is an issue with the render / brickwork on the outside (haven't had a check up close as yet, but a quick check from below doesn't reveal anything obvious). I've has the property for coming to two years and this is the first time it has come up. Before I go an have a deeper look could someone advise on the types of route causes I should be on the lookout for? Also, if I do find the cause, what's the best water / damp proofing agent I could use on the render to stop further penetration? Thanks! Chris

An idea is to check the window sill on exterior, it can be the seal around the window. Also you can check the bottom ledge, it happens that the water passes through the window sill and is coming inside, that will make a damp below the window. If you need more information you can ask me anytime!

Hi I've been in the construction industry for many years. Without coming to look have you got a drain pipe running down the outside near your damp problem? If you have i can advise on the probable cause Derek
