Flat Roofing | Some walls of Singele Brick Thickness | building Regular

I am about to exchange on a property in High Barnet. The property is a 4-bedroom semi-detached with a conservatory. Total size is 155 sqm. I have received the following comments from the surveyor and was hoping someone can help me understand this better. The renovation/restoration work can be dealt with separately. ========================================================== The surveyor comments: ========================================================== * Flat Roofing has a limited life and may fail without warning. Pitched roofing to the extension requires repair and replacement * Some of the walls are only of single brick thickness. The can cause problems with penetrating damp and condensation. I recommend you obtain specialist advice to upgrade the structure. * Some aspects of the design and construction do not comply with current planning and building regulations. You may need specialist advice about the side and rear extension. * The property has been extended and checks should be made to confirm whether all necessary permissions and consents were obtained. ===========================================================

Its a property with a lot of expensive problems. The flat roof needs replaced The pitched roof needs replaced at least on the extension. Your walls in places are only one brick thick. the building seems to not comply with building regs And the extension looks like a bodge job. What it means is buy this if your prepared to spend a fortune fixing it. Your surveyor is really saying this one is for an experienced buyer that knows what they are doing or a blind man with a big thick wallet. Good luck alex

As adr property maintenance says it is going to require alot of work The Flat roof and pitched roof will cost a fair bit and as for the single brick that means cold and damp will get through (it probably already is) which will cuase more problems inside e.g mould and damp patches, i would get your own builder to check the full property to give you a indication of what the cost will be to put everything right, BEFORE you make any offers on the new property. good luck and i hope this helps you.

As the above trades have said can be costly my advice would be to get three local builder to give you quotes on works that need doin and submit the quotes to the current home owner and come to a agreement on the price of the property weather they reduce it by the quotes you have and you get the work done or get them to pay for it all and you pay the original price agreed but what ever you do make sure you get guarantees on all work Thanks SAB property services
