New felt roof leaked through skylight

Anonymous user 15/03/2024 - 2.36 PM

I have recently got a new flat felt roof installed over a lean to and it seems the roofer did not Seal the skylights correctly and water poured down everywhere in first rain! He is going to come back to fix it but I am worried that the plywood and insulation is all wet and it will rot and get mouldy later on so even if he manages to fix the leak essentially the new roof is ruined and I will need to get it replaced again! I have already paid thousands of pounds and it’s just depressing that new roof was ruined two days after completion Do plywood and insulation dry out or is it prettt much ruined? Also he said he will replace the lead flashing but in the end he put a fibre strip and sealed with cement saying this is better and will last longer! Is that true? He also installed two plastic dome windows and when I asked said it was double layered. How can I check if this is double or single layer? As the room feels very cold Also not sure about ventilation as initially he was not going to board up the inside and leave the plywood exposed and when asked he agreed to put plaster board and put insulation underneath I am concerned that this is not done correctly - should it have insulation on top of the roof? I have spent 3500 on this and the area was only 4M x 2x and feel like I have been taken for a fool for not knowing much about roofing and trusting that the roofing company would know what should done I worry this is going to cause problems and potentially need this redone :( I have read online that dome window should be triple layered for habitable rooms and have top insulation to comply with building regulations - should the roofer have advised me on this? Any advice would be greatly appreciated Thanks! Update: also he took away the existing lead flashing I had and replaced with this fibre sheet so I am guessing he made money on it too! Took away existing lead and replaced with fibre sheet telling me he’s actually doing me a favour I don’t even know if I should laugh or cry this is turning out to be a very expensive and traumatic lesson :-/

If it's fibre insulation made of strands it will dry out but whilst wet loses its thermal resistance once dry will retain its insulation properties so if it was only a short period I would say it will dry and be ok as long as roof is fixed asap hope this puts your mind at rest

Its hard to comment without seeing pictures etc. For one, you should not leave the insulation in the roof if its soaking wet. I'm not sure how much water we are talking about but having wet insulation in your roof, well, you might as well lay wet blankets between your joist. Lead is a very good material for flashing and I always use it as its long-lasting and durable. You get what you pay for not to sound blunt. I cant see what he's done in regards to the fibre band. By this, I'm guessing you mean fibreglass bandage? If it is then if its done properly using all the trims then its ok. Not sure what the works like so it's very hard to say. If the window is leaking then the flashing kit to the window sounds like it's not been fitted correctly.
