Erratic supply of hot water

My kitchen mixer tap supplies very hot water the first time i turn it on. If i re-turn it on a few seconds later it is only lukewarm. In frustration i turn the tap off and start to boil the kettle but before the kettle has had time to boil i re-check the hot water and it is now hot again. We have an external oil fired boiler, a water tank in the loft and a cylinder in the airing cupboard. Any comments please, its very frustrating when im washing up!

When you take hot water out of the hot water tank it has to have the hot water replaced so that there is always water in the hot water tank...
This replacement water is going to be cold water, obviously. This means that when you turn the tap on again the water will be cooler than it was when it was all hot water.
The other thing is that the pipes from the hot water tank to your tap are probably not very well insulated so this allows the water in the pipes to cool quite quickly. The result being cooler water again until the hot water in the tank has got back up to the normal temperature again.
So, insulate the pipework and give the water in the tank enough time to get reheated again.
