Bricklaying & Repointing

Water from air bricks

Anonymous user 28/02/2024 - 3.33 PM

Hello, I've noticed some droplets of water forming on the three air bricks on the south-east side of my 5 year old house. The ground in front of the air bricks gets a misting of water which is visible if the sun has not been out. The surrounding bricks above and below the DPM appear dry. There are no signs of damp in the interior. The air bricks on the other three sides to the house appear dry. Peering into the air bricks I can see droplets of water but no obvious flood. The water doesn't run out of the air bricks, it appears to get caught in the breeze blowing through and then the droplets appear on the ground. I think it's only started during the recent colder weather but I cannot be 100% sure. The patches appear regardless whether it has recently rained. The slab next to one of air bricks is at quite a steep angle away pointing away from the house.

Are you a tradesperson and able to answer this question?

Hi I don't think that this is anything more than condensation and will be worse in colder weather and will happen if it has rained or not. Warmer air holds more moisture and will release it when it hits a cold spot. The air brick is the cold spot where the warmer air from under your property is cooled and then releases a small amount of moisture. The surrounding masonry is ok because it is either a double skin or thicker so not as cold on the inside. Pretty sure without seeing it that this is nothing to worry about as it will happen naturally. Hope this helps. Duncan
